Wharton Piers waterfront development named a Greater Philadelphia real estate project to watch in 2026

Recognition for a transformational waterfront project

Wharton Piers has been named one of the Greater Philadelphia real estate projects to watch in 2026 by the Philadelphia Business Journal. The recognition places the development among the region's most anticipated projects and reflects growing momentum behind the transformation of Philadelphia's Central Delaware waterfront.

Being highlighted as a project to watch is more than a headline. It reflects the scale of the vision, the strength of the plan, and the real progress the team has made. Wharton Piers is advancing a 36-story, 620-unit residential tower at 1341 South Christopher Columbus Boulevard, and it is doing so with institutional backing and an experienced development team behind it.

Why Wharton Piers stands out

Several factors set Wharton Piers apart from the many developments competing for attention across the region.

Scale and long-term vision

Phase I delivers 620 market-rate rental residences, but it is only the beginning. The 8.54-acre site, anchored by two historic Delaware River piers, has the long-term capacity to support up to approximately 3,900 homes across future phases. Few projects in the region carry this kind of master-planned, multi-phase potential.

Institutional financing

In February 2026, the project secured a $150 million senior construction loan from Banco Inbursa. Financing of this scale from a major international lender is a strong signal of confidence and a key differentiator among projects still searching for capital.

Public benefit

Wharton Piers extends the Delaware River Trail by approximately 1,690 feet of publicly accessible waterfront, connecting to Spruce Street Harbor Park, Blue Cross RiverRink, and Cherry Street Pier. The project reconnects Philadelphians to their river and delivers public space alongside new housing.

A response to Philadelphia's housing demand

Philadelphia continues to see strong demand for quality rental housing, particularly in well-located waterfront settings. Wharton Piers adds much needed homes to a market that has favored landlords in recent years, and it does so in a corridor positioned for long-term growth. The project sits roughly six miles from the Wharton School at the University of Pennsylvania and minutes from Center City, major employers, and cultural institutions.

Philadelphia's national and international profile has never been higher, and the city is increasingly in the global spotlight. Wharton Piers is designed to be a lasting addition to the waterfront that contributes to that story for decades to come.

Momentum backed by an experienced team

Wharton Piers is developed by an affiliate of Brevet Capital Management, with Perkins Eastman as architect, Ernest Bock and Sons as general contractor, and Greystar Real Estate Partners as property manager. The project has received conditional zoning plan approval from the Philadelphia City Planning Commission, cleared its appeal period without appeals, earned Art Commission approval for the waterfront trail, and completed Civic Design Review. The team continues to advance the remaining approvals needed to begin construction.

What to watch in 2026 and beyond

As the year progresses, expect continued momentum at Wharton Piers, from advancing approvals to the next steps toward construction. Its recognition as a project to watch is well earned, and it reflects the growing excitement around a development that will help redefine Philadelphia's Delaware River waterfront.
